Tract 1: Legal Description Tract #1: The East half of the Southeast Quarter (E1/2SE1/4) of Section Seven (7) and the Northeast Quarter of the Northeast Quarter (NE1/4NE1/4), Section Eighteen (18), all in Township Thirty (30) North, Range Five (5) East of the 6th P.M., Dixon County, Nebraska containing 120 +/- tax acres.

Legal Description Tract #2: The East half of the Southeast Quarter (E1/2SE1/4) of Section Eight (8), Township Thirty (30) North, Range Five (5) East of the 6th P.M., Dixon County, Nebraska containing 80 +/- tax acres.

Terms of Sale:
1. Cash Sale: a 20% earnest deposit shall be due at the time of signing purchase agreement with closing to take place on or about December 30, 2024 upon
clear title through Title Insurance Binder, with cost split 50/50 between Buyer & Seller-(Owner’s Policy only). Title shall be transferred by Warranty Deed, as
per Insurance Binder.
2. Possession shall take place at time of closing on or about December 30, 2024; subject to present lease. Lease terminates on or before February 28, 2025.
3. Seller will be responsible for 2024 Real Estate Taxes. Buyer will be responsible for 2025 Real estate Taxes.
4. Sellers reserve the right to accept or reject any or all offers.
5. All announcements day of auction takes precedence over all advertising and print media.
